Single-family home plots in Hirvimäki are available for booking!
The municipality of Hollola gives developers, construction companies and other organizations the opportunity to reserve plots in the Hirvimäki local plan area.
The popular Hirvimäki residential area is located approximately 2,5 km south of the municipal center and approximately 9 km from the center of Lahti.
Plot reservation
There are two reservation areas, the first of which comprises plots 1427–6 of block 12.
The second area consists of plots 1429–1 of block 5. The reservation areas are located on both sides of Tesmakuja.
Reservation requests must be submitted via the electronic application service. 31.10.2025 by.
Transfer of plots
- A builder will be chosen for both areas, whose reservation decision for the area in question will initiate a one (1) year reservation period for plot planning and marketing.
- During the reservation period, a transfer decision will be made for all plots in each reservation area. Plots will not be transferred individually, although a separate transfer agreement will be made for each.
- Payment of the reservation fee is a prerequisite for the transfer decision. Other applications received will be drawn for reserve places.
- If the first builder drawn does not accept the reservation or pay the reservation fee within the specified time, the reservation opportunity will be transferred to the next reserve position.
- One of the conditions for the transfer of plots is that they be constructed adjacent to each other and in order. Plots cannot be constructed in a distributed manner from the reserved area, but each plot to be built must border a plot that has been built or is under construction in the reserved area (except for the first one).
- The transfer price of the plots is in accordance with the Hollola municipality's zone price of 31 €/m² plus subdivision costs. Alternatively, the annual ground rent is 6% of the plot's sales price (+ subdivision costs).
- The reservation fee is 1000 euros/area. The reservation fee is not refundable upon handover and will not be refunded if the reservation is canceled.
- The deadline for paying the reservation fee is two (2) weeks from the date the reservation decision becomes legally binding.
- The deadline for paying the reservation fee from the reservist is 30 days from the date of receipt of the reservation opportunity.
Construction obligation
According to the terms of the transfer, the construction obligation period is three (3) years.
The regional plot reservation aims to achieve a uniform construction solution and appearance for the implementation area. The buildings in both reservation areas must be constructed as two-storey buildings and the plots must be delimited by hedges or another similar solution to the courtyard street.
The building rights for the plots are 1427–119 kem² in block 153 and 1429–107 kem² in block 130.
